New units and deals flow in
Developers are putting more new units on the market.Kerry Properties (0683) has priced Soho 189 - a new residential project on Queen's Road West - at HK$15,356 per square foot for its first batch of 78 units, which range in size from 678 to 1,181 sq ft.
The minimum price will be HK$10.265 million. The project has a total of 149 units.
Show flats are set to open today, and sales are expected to kick off tomorrow.
Separately, Sun Hung Kai Properties (0016) has booked at least two major transactions at i.UniQ Grand - its latest project in Shau Kei Wan - since Friday, with individual buyers purchasing three units apiece.
At least 45 out of 79 units in the project, which costs on average HK$14,400 psf, were sold. The developer sold more than 600 units out of 650 at Imperial Cullinan, its project at Olympic Station, generating more than HK$13 billion - the highest amount earned from a single project so far this year.
"Around 70 percent of buyers are locals, while 27-28 percent are either from the mainland or businessmen traveling between the territories," said Allen Woo Chi-yuen, senior sales and marketing manager of SHKP.
In the secondary home market, 31 transactions were booked in the top 10 benchmark residential projects over the weekend, up from 27 the week before.
Kornhill in Quarry Bay and Laguna City in Kwun Tong continued to see no deals.
Despite the favorable movement in the primary market, Ricacorp head of research Patrick Chow Moon-kit expects home sales registration to fall to 7,000 in August, with total value down to less than HK$40 billion.
Home sales registrations in July would see a 21-month low due to further tightening in loans and increasing mortgage rates, he said.
"A maximum of 7,500 property sale registrations is expected in July, which is 35 percent lower than 10,432 in June," said Chow.
Total transaction value also shrank 34 percent to HK$44.22 billion.
